That is why an air freshener works for a few hours and then the odor comes straight back.

What causes a foul odor (and why air fresheners fail)

Odors are airborne molecules, gases released by bacteria, mold, decomposing organic matter, smoke or trapped moisture. When a spill, leak or flood soaks into porous materials such as underlay, subflooring, upholstery, mattresses or drywall, bacteria feed on the trapped organic matter and keep releasing gas continuously. The material becomes a slow, steady odor source.

An air freshener adds a stronger scent on top of that gas for a short while. It never removes the source, so once the fragrance fades the smell returns. How hard an odor is to remove depends on how deep it has gone and how long it has been there: a fresh surface spill is straightforward, while an odor that has penetrated into padding, subflooring or a wall cavity is a deeper job that needs the affected layers treated, not just the surface wiped.

How we treat odor at the source

We do not guess and we do not mask. Our process works in order, from finding the source to protecting against its return:

  • Locate the source. We use high-tech detection equipment and moisture readings to trace exactly where the odor is coming from, including odor that has traveled from a hidden or saturated area.
  • Remove and deep-clean. We extract and clean the contaminated materials. A powerful rinsing action lifts urine, organic residue and the bacteria producing the smell out of fibers, rugs and soft furnishings. Material that cannot be salvaged is removed.
  • Neutralize at the molecular level. We treat the air and the embedded surfaces so the odor-causing molecules are broken down rather than covered, reaching spaces and materials a spray never gets into.
  • Protect against recurrence. Where bacteria on a surface would rebuild and regenerate the odor, we can apply BioProtect (the BIOPROTECTUs System), an EPA-registered, NSF-D2 antimicrobial coating. Why does the smell keep coming back after I clean?

Because the source is still there. Surface cleaning does not reach odor that has soaked into padding, subflooring or a wall cavity, where bacteria keep breaking down trapped organic matter and releasing gas. We locate that source, remove or deep-clean the affected material, then neutralize the odor that remains so it does not return.

Can you remove pet urine odor for good?

Yes. We use a powerful rinsing extraction to lift urine and the bacteria producing the smell out of fibers, rugs and soft furnishings. Where the urine has saturated deeper into underlay or subflooring, we treat those layers too, rather than only cleaning the surface above them.

Can you get rid of cigarette and smoke odor?

Yes. Smoke particles settle into surfaces and soft materials and keep releasing odor. We clean the affected surfaces and neutralize the odor molecules held in the air and the materials, instead of masking them with fragrance, which is why the smell stays gone rather than fading back in.

Isn't an air freshener or scented spray enough?

My aircon smells musty. Is that an odor problem or a duct problem?

Often the source is inside the air duct and coil rather than the room itself, so the musty smell returns every time the system runs. In that case we would look at air duct cleaning as well, so we remove the source in the system instead of only treating the air in the room.
