A patch of dark spots on a wall, a musty smell that will not clear, or damp that keeps returning after every fix: mold is easy to notice and hard to pin down. What shows on the surface is often only part of the picture, because mold grows wherever moisture collects, including inside wall cavities, above ceilings and behind fixtures where it stays out of sight.

What a mold inspection covers

An inspection is a diagnosis, not a clean. Our goal is to find every affected area, measure the conditions that allow mold to grow, and identify the source of moisture so the problem can be resolved at the root rather than painted over. A typical inspection includes:

  • A whole-area visual survey for visible growth, water staining, discoloration and signs of past damp
  • Moisture mapping of walls, ceilings and floors using pin and pinless moisture meters
  • Thermal (infrared) imaging to reveal cool, damp areas behind surfaces without opening them up
  • Relative humidity, temperature and dew point readings to see whether conditions favor mold growth
  • Air sampling with spore traps indoors, plus an outdoor control sample for comparison
  • Surface sampling by swab or tape lift on suspect growth for laboratory identification
  • Tracing the moisture source: leaks, condensation, poor ventilation or water ingress

Our inspection method

Every inspection follows the same objective, science-led method, so the findings stand up whether the report is for your own peace of mind, a landlord, an insurer or a property buyer.

  • Walkthrough and history: we discuss what you have noticed (smells, spots, past leaks) and inspect both the affected areas and the spaces around them.
  • Moisture and thermal survey: we map damp with moisture meters and infrared imaging to locate hidden wet areas, including behind walls and above ceilings.
  • Sampling: where useful we take air samples (indoor plus an outdoor baseline) and surface samples, which go to an accredited laboratory to quantify spore levels and identify the mold present.
  • Source diagnosis: we pinpoint what is keeping the area wet, because mold returns until the moisture source is fixed.
  • Written report: you receive findings, photos, laboratory results and a recommended scope of works, so any remediation is targeted rather than guesswork.

Frequently asked questions

What is the difference between a mold inspection and mold removal?

An inspection diagnoses the problem: it confirms whether mold is present, how much and where, identifies the moisture source, and produces a report with a recommended scope. Removal, or remediation, is the physical work of containing, removing and treating the mold afterward. Many jobs begin with an inspection so the removal is targeted, and we offer both.

Do I always need air or laboratory sampling?

Not always. A visual and moisture survey is enough for many straightforward cases. Sampling adds value when mold may be hidden, when you need to identify the type present, when there is a dispute or a property transaction, or as clearance testing after remediation. We advise what is worth sampling rather than testing for the sake of it.

Should I get an inspection after mold has been removed?

Yes. This is known as clearance or post-remediation testing. Once the visible mold is gone, air and surface sampling compared against an outdoor baseline confirms spore levels have returned to normal and that the moisture source has been resolved, so you are not left wondering whether it will come back.

Why does mold keep coming back after I clean it?

Because cleaning removes what you can see but not the moisture that feeds it. Mold will not grow without moisture, so if a leak, condensation or a humidity problem remains, it regrows in the same spot. A large part of our inspection is finding and documenting that moisture source so it can be fixed.

How long does an inspection take and do I need to move out?

Most residential inspections take from one hour to a few hours depending on the size of the property and how much sampling is involved, and you do not need to move out. Where samples are sent to the laboratory, the results follow in the written report once the analysis is complete.
